An acquisition bridge is a senior bridging loan used to secure a development site before planning consent or full funding is arranged. It enables developers to move quickly on opportunities where timing is critical. Within UK property development finance, acquisition bridges are often leveraged against value or purchase price, with lenders focused on planning potential, exit certainty, and borrower track record. These facilities are short-term by design, usually 3–12 months, and serve as a precursor to a development loan or planning-led exit.
As a subset of the Bridge Loan category, an acquisition bridge is positioned at the earliest stage of a project lifecycle, where speed of execution and site control are prioritised over fully de-risked planning status. It is often compared with a Pre-Exit Bridge, although the latter typically supports schemes closer to disposal or refinance. Structuring considerations frequently include lender recourse via instruments such as a Guarantee Agreement, reflecting elevated planning and exit risk. Operationally, efficiency is critical, with metrics like Time to First Drawdown influencing a developer’s ability to secure and progress opportunities competitively.
