A Land Registry Extract, formally known as the Title Register, is an official document issued by HM Land Registry that provides authoritative proof of ownership, property boundaries, and any legal rights, restrictions, or charges over land or property. It is a key component of legal due diligence in property development finance in the UK. The register typically includes three parts: property details, ownership information, and charges (e.g. mortgages or easements). Developers, funders, and solicitors rely on the Title Register to assess risk, validate title status, and structure secured lending arrangements.
In practice, the Title Register is one of the first documents reviewed when assessing a development site for acquisition or funding, as it confirms whether the ownership position is suitable for lending and highlights any matters that could affect value, marketability, or development viability. Lenders and solicitors frequently compare information contained within the register against planning documentation, searches, and security requirements before committing funds. As part of the wider Property and Title Related framework, it works closely with a Certificate of Title, which provides the lender with a solicitor’s formal confirmation that title issues have been investigated and that the proposed security is legally acceptable.
