Return on Investment (ROI) represents the percentage gain or loss made on the total capital invested in a UK property development project. It is calculated by dividing the net profit by the overall investment cost, then multiplying by 100. Within the context of property development finance in the UK, ROI offers a clear measure of a project’s profitability, relevant to both equity holders and debt providers. However, ROI does not factor in the time over which returns are realised, so it is best used alongside other time-sensitive metrics like the Internal Rate of Return (IRR).

This sits beneath Equity-Based Returns, introducing a more specific variant of the measure without changing its core interpretation. It is commonly considered alongside Total Return on Equity (including refinance or sale proceeds), as both are closely related measures used to assess similar aspects of performance or risk.
